The appraisal is the professional appraisers opinion of value. The appraisal involves market research, property research; and knowledge, experience, and professional judgement.
The appraisal inspection varies depending on the size of the house. The average time can be anywhere from 20 to 45 minutes.
We try to have the report completed and back to the client within 1-3 days after the time of inspection. There are some special cases that may take longer.
The appraisal inspection includes the following: 1) Walk around the outside, take photos of the exterior and additional buildings on site, and measure. 2) Walk through all living areas and take interior photos. 3) Measure interior areas and unfinished area.
Our appraisal process is different and independent from the Tax Assessor’s office. We only share our appraisal with the client.
The Tax Assessor’s office does not enter your home, know the improvements you have made, or the overall condition of your home. In some cases they do not know the exact size of your home.

We will check the overall condition of the home, size, and major systems. We gather information such as: square footage, room count, physical characteristics, and amenities.
The term inspection used in the appraisal report is not the same level of inspection that is performed by a Professional Home Inspector. The appraiser does not fully test the electrical systems, plumbing systems, mechanical systems, foundation system, or subfloor system.

For real estate transactions, we only send and share the reports with the lender, who is our client. Due to confidentiality laws, we are not allow to share any information regarding assignment results with anyone except the client.
An exception would be if we are hired by a home owner directly for a specific purpose.
We cover the following counties: Shawnee County, Jefferson County, Jackson County, Osage County, and Wabaunsee County.
This depends on location and complexity. Most reports can be completed within 2-4 days, while some appraisals may take up to seven days.
